1. Demonstrate ability to pay rent to include
verification of employment and income. (two most recent pay stubs,
W2's or Tax forms)
2. Rent to income ratio cannot exceed 30%
3. Good prior rental history, landlord references and verifiable
timely rental payments.
4. No prior evictions - no evidence of repeated breaches of lease.
5. Good credit check and references.
6. Good housekeeping habits.
7. No indication of repeated tendencies toward violent acts or
illegal activities
8. Leads of household must be atleast (18) years of age.
9. Everyone over the age of 18 must complete an application and
meet all rental guidelines.
9. In the selection of rental applicants, management will not
discriminate based on race, color, religion, handicap, family
status, sex, age, national origin and equal opportunity laws will
apply.
10. Maximum number of occupants per apartment:
1 bedroom - 2 occupants
2 bedroom - 4 occupants
3 bedroom - 6 occupants
Acceptable Limits:
1. Two (2) pets per apartment
2. Minimum age of pet: One (1) year old
3. Must be inoculated and properly licensed
Pet Rules:
1. Dogs must be kept on leash at all times
2. Pet owners must keep a bag with them at all times to clean
up after their pets.
3. Cats must be kept inside the apartment.
4. Fines will be issued for each rule broken.
Pet Deposit:
1. $200.00 Pet Deposit ($100.00 non-refundable)
2. $20.00 Monthly pet per pet
